Student Loans, the Benefits and the Pitfalls

Friday, December 21st, 2007

By [http://ezinearticles.com/?expert=Tyson_J_Stevenson]Tyson J Stevenson Student loans are provided to students to help them in paying tuition fees. Interest rates are significantly lower for student loans than other loans, and often issued by the government. In some cases, a student loan is the single means by which a person will be able to pay for college education. Therefore, it’s easy to realize the importance of getting a decent & competitive student loan. If you are planning for advanced studies or to go to college, and want to apply for a student loan, you must do a bit of research work. There are some guidelines and pointers you should always keep in mind. Some points are discussed here. With these points in your mind you can choose a better loan and assure your application for approval. 1. When you are going to apply for a loan you should bring all the necessary documents with you, containing information about your financial status. In some cases financial status of your parents and income proof can play an important role in decisions regarding your student loan. Lenders will surely ask for these documents if you are still living with your parent. 2. For better loan options you can even contact your high schools financial aid office. The staff of the financial aid office are specially trained to help you in deciding on the best loan options. Collect information from there and then decide which will best suit you. 3. Before applying for a loan you must know your tuition fee per semester or per year, expenditure on books and other expenses. Establish a budget for yourself. Do not underestimate this, it’s crucial to having an enjoyable experience. Being “broke” all the time makes for a long year! 4. If you are planning to live in a campus provided by the institution, you must know about the dorm fees and charges for each semester. In most of cases you can even add campus living charges in your request for your loan. Many students use student loans to pay their off campus expenses as well. While funding your other expenses you should keep in mind the rules and regulations of student loans. 5. If you are an honors scholar you should apply for a scholarship program before applying for a student loan. It will make your student life easy. 6. While looking for a student loan you should honestly assess your income sources during your school life and after school. Many students end up their school life buried in debts provided by loan programs. Hence, be sure that what will you actually need in student loan financing, by doing so you will be in a fine position in coming life. While calculating your available funds, do not forget to consider any financial contribution from your parents for your education. If you are qualified for any educational grant or scholarship program, it will be a plus for you. In this case you should reduce your request for student loan to keep your financial position sound in student life and after that. By following these guidelines, it will be easy for you to choose a better student loan and be in a position to refund the loan after your education. Skin Care Fundamentals: Toning

Wednesday, December 19th, 2007

By Valerian D. As skin ages, it begins to loose its elasticity. Due to age and things like pollution, weather and other harmful things in atmosphere, the epidermal cells gradually lose their capacity to produce new cells. As result, the face and other body parts starts sagging and start showing wrinkles. The skin is freshened and rejuvenated using toning lotions. They help to increase the blood supply to the skin. At the same time, toning can help keep it clear and firm by cleaning the oil and reducing pore size. Tips and advices for skin toning: The rose is an excellent skin toner. Make rose water by mixing one tablespoon rose oil with two and half litres of purified water. Store it in refrigerator. Take a piece of potato and rub it over the face and neck. Wash your skin after 15 minutes. This is very effective for oily skin. Oily skinned people should tone with an astringent lotion, applying to the oiliest places, that is sides of the nose, chin and forehead. Strawberry mash could be a good toner for sensitive skin. Apply it for 5 minutes and then wash it off. Mix two tablespoons of lemon juice with one tablespoon glycerin and three tablespoons of rose water. Rub this juice on the skin. Very effective for a dry skin.If you like to buy your toner from cosmetic shops, look for one that contains alpha hydroxyl acids. Top 5 Reasons Why Women Over 30 Don’t Lose Weight And Keep It Off

Monday, December 17th, 2007

By Naweko San-Joyz Have you heard about it lately? Everywhere you look, women over 30 can find one hundred excuses for not being able to lose weight and keep it off. Blame it on your thyroid, cortisol, menopause, your hectic lifestyle or even your genes. But, the real reason you find yourself battling those last 15 or 20 pounds all comes down to how you handle five major issues. #5 Not Understanding How Diets Work Atkins, South Beach, The Zone, Dr. PhilYou could spend a lifetime trying the over one thousand diets on the market. Have do you simplify things? How do you know youve found the magic diet? Even though this fact may burn the ears of many women, the truth remains that if you want to lose weight, eat less and exercise more. Ouch! I just heard some lady scream from the pain of realization. But thats how a diet works. Just like you can find medical documents that praise and persecute popular diets, you will always find that most medical studies prove that this weight loss formula is just as effective as it was some 3.5 million years ago when Lucy used it- eat less, exercise more. So dont put so much power into the name of your diet as to the nutritional content of the diet. In short, each and everyday you need to eat proteins, fats, and carbohydrates. #4 Not Exercising Enough Your personal trainer told you and now the FDA is barking down your throat, Exercise more! The only way to divorce cellulite from those thighs is to create a fat deficit. Thats the only way your body will utilize those excess fat globules. My favorite way of knowing that I vacating unwelcome cellulite, or encroaching cellulite, is feeling the tingle in my legs as I exercise for 40-50 minutes at a time. You dont need to run yourself dogged, just exercise smarter as researchers at the University of Pittsburgh suggest. After monitoring 201 overweight women using various exercise methods from high-intensity and long, to low-intensity and short, this study featured in the Canadian Journal of Health & Nutrition found that women who exercised briskly for at least 50 minutes, five times a week while using a sensible diet, lost an average or 25 pounds in six months. #3 Giving Up Too Quickly Youll hear it in gyms and offices all across America. I didnt lose 20 pounds in two weeks so that diet obviously sucks. As shocking as it sounds, too many women believe that weight loss should be fast. While Cosmo and Star will promise to divulge the starvation secrets of how models lose mounds of weight in days, dont buy it. That stuff might work on Mars, but if you want to see real results, you need to give your body at least eight weeks, or ideally 12. This is because, when you diet, your body wholly resists this change and it is actually going to test your dedication to sticking with the diet. While you can try to trick your body with get-skinny-quick-diets like ketosis induction or protein diets, you cant stay on such diets for life. Eventually your liver will exhaust from handling excessive amounts of protein. Plus your breath will stink. Yuck!Remember, patience, while repulsive to some, is a dieting virtue. #2 No Focus In a world of too much to do and too little time to fit it in after soccer practice, how are you going to stick with a diet? You have priorities. You wake up everyday, maybe go to work, eat somewhere and collect a paycheck somehow. You will only do the important things. Moreover, you will only do what gives you visible pain or pleasure. If your diet is not actively moving your away from pain and etching you closer to pleasure, youll relegate you diet to the trash, because the diet proves psychologically useless to you. Priorities on the other hand, give you real benefits or punishments if theyre not respected. For example, wouldnt it suck this weekend if you couldnt buy those Nine West shoes because you ditched work on Wednesday and Thursday. The same applies to your diet, wont it suck when you cant fit into that $250, two sizes too small dress you caught on sale at Neiman Marcus? #1 Weak Self-Confidence Theres a great line in Don Miguel Ruizs Beyond Fear, We only need to protect ourselves from ourselves. This is certainly the case when dieting. Whether or not you maintain your self-confidence and self-trust while dieting will determine your dieting success. Dont base your self-confidence on outside events or those mean people that call you fat behind your back. Safely house your confidence within, and base it on who you are, not on what you succeed or fail at doing. Ruiz, penned another cool line, The normal state of the mind is hell. I just heard an Amen! from the audience. Dieting will be hell if you let your self-confidence slip. Ok, so go get your pen and jot down these five dieting keepsakes and place them in your purse as a reference. 1. I eat less, and exercise more. 2. I exercise moderately five times a week for 50 minutes at a time. 3. I am giving myself at least six weeks to see results from my diet. 4. My diet is a priority and I know the long-term payoffs of my successful weight loss. 5. I am confident and trust myself to lose weight. Whats that now? Silence? I dont hear a single dieting excuse coming from anywhere. My work here is done. Are you a pro at yo-yo dieting? Let Naweko show you how to go from slob to sexy using the secret mind tools that even fitness models wont tell you about. Does the Protien Diet Work?

Sunday, December 16th, 2007

By John Gibb Of course, when it comes to healthy eating, there are plenty of alternative diets that people want to claim are healthier than the traditional calorie counting method. They are usually motivated by a desire to sell a book or a food range, but some people swear by these methods. The most famous diet lately has been the Atkins diet and its many copycats: the South Beach diet, GI, and the rest. These are basically high-protein diets that tell you carbohydrate (carbs) are evil, and you should cut right down on them or even cut them out of your diet completely. While nutritionists are incredulous that anyone would seriously consider cutting an entire food group out of their diets, the books have sold in the millions. The dirty little secret of protein diets is that they do help you lose weight, but only in the short term. They do this by causing you to give yourself a disease called ketosis, caused by lack of carbohydrate, that makes you lose weight, feel bad and have terrible breath. As soon as you go off the diet and back to your old ways, however, you will simply put all your weight back on again. It is a similar situation with many other diets, including weight loss milkshakes, which rarely contain anything resembling a balanced meal. Instead, they flood your body with protein and little else, forcing it to burn fat but again, the effect quickly wears off if you stop using the shakes. A cynic might say that theyre not really trying to help you lose weight or eat healthily, so much as they are trying to keep you on their dodgy diets forever. If you want to eat healthily, stick to balance no matter what anyone tells you, thats never going to change. How to Become a Real Estate Agent

Saturday, December 15th, 2007

By Andre McFayden If you’re wondering how to become a real estate agent, the basic process is fairly simple, although it does vary a lot from state to state.. You will need to take classes, pass exams, earn a real estate license, find a broker to work for, then find sellers or buyers as clients. To successfully practice as a real estate agent in this competitive business can be challenging. You’ll have to stay current on legal changes, understand the real estate contracts and be technologically aware. If you are determined, the payout can be huge. Here are the basics of what you need to know about becoming a real estate agent. 1) Real Estate Agent Licensing RequirementsThe Licensing requirements are different for each state. In general, you will have to: -Meet an age requirement -Pass a background check -Complete approved real estate courses from a state-approved school -Pass a state exam -Complete an application form -Submit various fees Agents just earning their license work for a real estate broker. Most new agents sign up with one of the big company brokerages. If you decide at some point to work for yourself, you will need to earn a broker license. Note that the most successful agents, even those working for a broker, treat the real estate profession as their own business, not just a job. This is one of the secrets to success in this field. 2) A Day in the Life of a Real Estate Agent A real estate agent’s primary job function is to help clients in the (complex) process of buying and selling real estate. The list of duties includes but is not limited to: -Interview buyers to determine what kinds of properties they are looking for. -Submit buyers’ purchase offers to sellers. -Work with lenders, escrow officers, home inspectors, and pest control operators to make sure that transactions close on time. -Prepare documents such as listing and purchase agreements. -Be the intermediary in negotiations between buyers and sellers. -Determine a property’s market value by comparing the property with similar properties that have recently sold. -Schedule appointments to show homes to potential buyers. -Find properties that are consistent with buyers’ needs and available finances. -There is so much variety that a real estate agent is usually never bored. 3) What is a REALTOR?Many people are confused about the difference between a real estate agent and a REALTOR. A real estate agent becomes a REALTOR when he or she pays an annual fee to the National Association of REALTORS and subscribes to its Code of Ethics. The agent generally joins through the local board or association, at the city level. Membership in the REALTORS is optional, but highly recommended. 4) How much can you earn?Real estate agents are generally paid on commission. This commission is a percentage of the sales price. The seller will generally pay 4-6% of the sales price as the fee for having a professional sell their property. That will often be split equally between the seller’s broker and broker who brings the buyer to the table. As an example, if the fee for a $300,000 property is 6%, the buyer’s broker will be paid 3% or $9000 and the seller’s broker will also be paid 3% or $9000. The agent is paid directly by the employing broker, using their agreed-upon commission split. This is often 50-50 for beginning agents, so in that case the agent in our example would receive $4500. Do You Really Need a Night Cream?

Friday, December 14th, 2007

By Debra Tan While our mother went to bed with freshly scrubbed faces, many of us now use night creams that come packed with everything from antioxidants and natural plant extracts to synthetic lipids and vitamins for radiant, youthful looking skin (read: remove wrinkles, fine lines, blemishes, sagging skin). But do these creams really work, or are they just a conspiracy to get use buy another product with no proven benefits? After all, shouldn’t your skin be allowed to recover after a days worth of skincare and make-up products? Save Your Skin According to experts, using a night cream can actually help your skin recover faster. The key is that night and day creams do different jobs. Night creams stimulate cell renewal and restore elasticity, while day cream protect skin from the ageing, darkening and damaging effects of pollution and the suns UV rays. Both creams are formulated to keep skin moisturized, but night creams are more likely to be richer, with more anti-ageing and moisturizing ingredients. Your Body Clock Different biological processes happen when you are awake and when you are asleep. In the day, your body is bust using up its resources. But at night, your body seizes the chance to repair and restore itself. This applies to your skin as well. Studies also show that your skin losses more water at night, and this drying effect is worse if you sleep with air-conditioning. That is why night creams tined to be more moisturizing to prevent dehydration and premature wrinkling. Your skins ability to absorb the active ingredients peaks at around 1 am, when skin cell production more than doubles. So, in theory, applying a skincare treatment via a night cream allows your skin to absorb more of the active ingredients when it is most receptive. If you are keen on anti-ageing or whitening skincare, night creams are worth trying as they contain a higher concentration of antioxidants and whitening ingredients than day cream. This is because there is no need to include UV protection since it is used at night, which means scientists can stuff in higher concentrations of anti-ageing or whitening ingredients. What Works For You The night cream you selected depends on your skin type. For instance, if you have oily skin that is prone to blackheads and blemishes, a hydrating but oil-free formula is a good choice. On the other hand, dry skin tends to suffer from fine lines and wrinkles, so it will benefit from a richer night cream. Meanwhile, if you have sensitive skin, go for a hypoallergenic formula with ingredients that strengthen the skin and the tiny blood capillaries. Hot Tubs Your decade-by-decade guide to the right night cream 20s Consider a light but moisturizing night cream. It will help prevent breakouts and blemishes, since skin that isnt moisturized tends to produce more oil to protect from the sun. Choose : Ingredients such as alpha or beta hydroxy acids, which help exfoliate skin and make it look brighter; antioxidants such as vitamin A, C and E aid cell repair and protect skin from pollutants; botanicals such as aloe vera, chamomile and sea algae soothe and moisture; non-oily, non-comedogenic or non-acnegenic formulas dont clog the pores. 30s Laugh lines are showing up around the forehead, eyes and mouth. Skin is prone to dryness, and may suffer from sallowness, especially since skin cell renewal is slowing down. Choose : Products with anti-ageing and anti-sagging ingredients such as retinol, panthenol and copper result in collagen production and renewal; antioxidants and lipids boost skins moisture absorption; oil-free products help to avoid breakouts; astringent-free products prevents dehydration. 40s and beyond Those laugh lines have become deeper, while skin starts to sag. With oestrogen levels fluctuating, your skin can become dry and may even suffer from breakouts. Moisturizing is now your top priority. Choose : Ingredients such as soy, wheat germ, wheat protein and honey help skin retain water, making it appear firm and plump; glycolic acid helps get rid of dead cells and impurities; plant-based emollients such as shea butter and apricot kernel oil up the moisturizing effect; cell-repairing antioxidants to help skin renew itself at night. Angels - Where On Earth Do They Dwell?

Thursday, December 13th, 2007

By Gaynor Peck Angels are all around us on Earth, but there are certain, very powerful portals on this planet where the power of angels seems to be particularly prevalent. There are certain particularly powerful places on the earth that draw people to them, because they feel a deep sense of peace there. Many of these are thousands of years old, and have been places of worship since the beginning of human life on earth. Such places as Stonehenge, in England and Macchu Pichu, Peru, in South America. Both these places are portals, where humans can communicate more effectively with angels. In turn, angels can more easily communicate with humans. This is because the ultra high vibrationary nature of the locations act like a booster and so help us vibrate at a rate closer to that of the angels . Visitors to these remarkable places often report receiving flashes of inspiration, visions or insights. Over the years, these portals have tended to become neglected, allowing the entry of negative forces, such as dark angels. These are rebel angels who, have turned away from the Creator and the light and are bent on creating mischief. That is one reason why, when western society has never been more materially prosperous, personal relationships and happiness do not match our material prosperity . The four archangels all have special places on the planet Earth. These are: the Archangels Michael, Gabriel, Raphael and Uriel. Archangel Michael has a place of sanctuary in Alberta, Canada whilst Archangel Gabriel’s retreat is at Mount Shasta, California. Archangel Uriel’s special place in Poland is in the Tatra Mountains near Cracow. Most interesting of all is Archangel Raphael’s special place: it is in Fatima, Portugal, where miracles and visions of Mary, The Mother of Jesus, have been reported. Hoodia Appetite Suppressant For Life-Style Change

Thursday, December 13th, 2007

By Jason Mordecai With the American public spending as much as $21 billion1 per year on alternative medicines, there can be no question that the move towards natural medicine is here to stay. However, because of the long-term influence of western medicine, many people still tend to treat alternative medicine as a magic bullet in the hope that it will cure their ills. In the case of herbal medicine, a more eco-systemic approach should be taken. We should not only be treating the body: we should be treating life-style as well. Take the well-known succulent Hoodia gordonii. With Britons consuming as much as 2 million kgs of chocolate per week2, and as many as 64 % of US adults being regarded as overweight or obese1, there can be no doubt that the need world badly needs quality natural weightloss products. Hoodia is used the as an appetite suppressant. The tendency is to think that if I take Hoodia, the weight will fall off me. This is only partially true. You may eat less, and cravings for food may stop, but unless changes are made to eating habits and general lifestyle Hoodia will not benefit you in the long run. Notwithstanding medical problems such as an under-active thyroid gland that can cause a person to become overweight, Hoodia should be regarded as an opportunity to break the poor eating habits that contribute to an over-weight body. By eliminating cravings and giving the energy system a boost, Hoodia allows us to wipe our nutritional slate clean and start to create new and positive eating habits that will maintain a natural body weight and energy levels. Once you take your first course of Hoodia, we recommend that you start to take the following lifestyle changing actions into consideration: Drink more water, as with all herbal products it is important to increase your intake of water. Drink at least 5 glasses of water a day. Exercise: There is a direct relationship between the amount of energy (i.e. food) that you put into your body and the amount of energy (i.e. exercise) you put out of your body, with how much weight you gain or lose. It is as simple as that. A 20-minute brisk walk three times a week is the simplest, cheapest way to do it. Balanced diet: Eat lots of grains, vegetables and fruit. Cut down on sugar and salt. If healthy foods get boring, try a large variety. Use alcohol in moderation. Light beers and wines are better than mixed drinks. Remember that alcohol interferes with fat immobilisation and promotes fat storage in the gut. Junk food: Just do not eat it! (consider whether you regard your body as junk) Always eat breakfast, and stick to cereals based on oats, barley bran, etc, or grainy breads. People who start the day full of good intentions to lose weight and skimp on breakfast, pay later on in the day when their blood sugar crashes and they have to binge or faint. Get to the root of why you are eating. For many people, food is more than just body fuel. People often eat for comfort, boredom or loneliness. Once you get to the source of the problem and get insights on how to deal with it, you can make a choice to lose weight that is endorsed by your own psyche. Social eating Learn which social cues encourages you to eat and try to remove yourself from the temptation. In general, visible and accessible food is what could do it. This however is not terribly realistic as most of our social gatherings involve large amounts of food. If possible, stick to the carrot sticks and avoid the crispy chips. Set the right goals; dont focus on losing weight, rather on eating correctly and exercising which will lead to long-term weight loss. Let your goals be specific, attainable and most of all: show yourself mercy. Dont beat yourself up if you stumble, and reward yourself when you succeed. Above all, persevere. Check your Glycemic Index: This is a measure of the power of food (especially carbohydrates) to raise blood sugar levels (glucose) after being eaten. Use foods with a low glycemic load because they contain carbohydrates that are released slowly into the system and therefore create steady blood sugar levels. For more information see http://www.glycemicindex.com To conclude, just like the growing of a Hoodia plant (which can take up to five years), weightloss is an ongoing process, a journey towards health and longevity. Herbal products are a tool rather than a solution to a healthier life. Winter Weddings

Wednesday, December 12th, 2007

By Tonia Jordan Weve all heard that June is the month for weddings. When we think of weddings, often we automatically imagine warm weather, maybe a sandy beach, or even just warm rays of sunshine filtering down through puffy white clouds. We think of colorful flowers and spring-like colors, but what of winter weddings? Do they offer the same amount of creativity? Winter weddings hold their own unique beauty that many often overlook. Imagine, if you will, a crackling fireplace draped with holly or fresh greens from a pine or spruce tree. Winters are cozy and romantic, the perfect setting for a wedding. Not only will you find more availability of a space to hold the wedding and reception, freer schedules of caterers and photographers, but there is a world of possibility for winter weddings. For example, a landscape of drifts of powdery white snow make a beautiful backdrop for photographs. Replace the limo ride with a horse-drawn (or perhaps reindeer-drawn) sleigh for a unique and romantic first ride for the bride and groom. Warm colors like plum, cocoa or even a dark crimson are perfect for winter weddings. White is also a popular classic color for winter weddings. Possibilities for the brides wedding dress can include layers, heavier fabrics, and elegant, traditional styles like the Victorian style dresses. Cloaks or shawls are another way to keep warm and include an elegant style to the wedding dress. Decorations can include winter flowers like poinsettias, amaryllis or even mistletoe. Christmas lights can add a festive, yet elegant touch to the winter wedding decoration theme. Ice sculptures can provide another beautiful and elegant decoration to the winter wedding. Wedding favors can be decorated with winter symbols such as snowmen and snowflakes. Christmas-themed cookies, like gingerbread men, make a wonderful wedding favor, as well. One symbol that is connected with winter is perfect for weddings the snowflake. In nature, there is hardly any other object that showcases beauty and elegance as well as a snowflake, and it makes the perfect symbol to display for the winter wedding, combining uniqueness with classiness. There are many winter resorts that would provide an ideal location for the winter wedding and reception, as well as a winter honeymoon. When we think of winter, we often think of snuggling close with a loved one and the timeless and classic beauty of nature. Winter is the perfect time for a wedding, and there are a limitless array of possibilities for the winter wedding.
